If you’re waiting until spring to put your home on the market, you’re going to want to take a look at these numbers. Redfin analyzed homes listed from March 22, 2011 through March 21, 2013, and found that those listed in winter have a 9 percentage point greater likelihood of selling, sell a week faster, and sell for 1.2 percentage points more relative to list price than homes listed in any other season. Here’s a breakdown of the key selling metrics we looked at:

The data contradicts the popular sentiment that selling a home during winter is more difficult because there are fewer people looking to buy. Further, the advantage of selling a home in winter holds true in temperate climates as well as those with harsh winters. In each of the 19 markets analyzed in this report, including Boston and Chicago, home sellers were better off listing their homes in the winter than during any other season.

The 2015 Lake Winnebago budget was just approved and money has been allocated to accomplish lake dredging in “U” cove with a target timeframe between Labor Day 2015 and April 2016.

The HOA has allocated money to Hydraulic dredge the middle of “U” cove back to approximately lots 55 and 50. It is estimated that the water depth in the middle of the cove will be 6-8 feet going as far back as to include lots ​55 and 50. Further back in the cove than 55 and 50, the water level and shape will stay relatively the same. Key to the dredging is the reallocation of dock rights which has been approved. It should be noted that the shoreline of any of the remaining lots for sale should be dredged by the new home owners for deeper water at their dock right or in front of their lot using a back hoe from the shoreline. A couple of residents in this cove have done this at a cost of $6000 to dredge and remove a few trees to accomplish about 6-8 feet of  depth off their docks.
